- A total of 18 rental inspections were scheduled this week: 8 passed, 10 failed, and 0 were canceled. The primary reasons for the failed inspections were the absence of GFCI (Ground Fault Circuit Interrupter) protection, missing carbon monoxide and smoke detectors, inadequate ground rods, and water heaters that did not meet current code standards.
- 8 Single Family Rental Certificates of Occupancy have been reissued, and there are 3 apartment units this week, and zero complaints.

To help stop the spread of mosquitoes, residents should get rid of any standing water around their homes. You should also report dirty pools or abandoned homes where mosquitoes might be breeding. To protect yourself from West Nile Virus, use bug spray with DEET. It's also a good idea to stay inside during dawn and dusk, when mosquitoes are out the most.

- Urban Creek Development - Met with Development Review Committee team to answer questions about a road expansion project. Post Meeting opportunity with the developer to share additional city-owned sites we are interested in developing. Staff submitted 3 vacant development site packages with comprehensive parcel, zoning, conceptual designs and trade market data.

- October 7, 2025 - Maxx Save - 111 South Cedar Ridge Drive #210
Conducted a welcome-to-town business visit for discount store and furniture gallery that recently opened. Met with store manager America Perez. Store has been operating for approximately 40 days. It has not yet installed signage. 1 of 3 locations in Dallas Fort Worth (DFW). Exchanged contact information and business cards.
- October 15, 2025 – Boston Market – 789 Wheatland Road
Conducted a business visit to be introduced to the General Manager Jason Titus. Briefly discussed current conditions at the location before he was required to address another matter at the restaurant. Mr. Titus invited me to reschedule the business visit before opening hours to spend more time talking about operations and business conditions. He shared that he expects the holiday season to increase traffic and sales as it typically does.
Conferences and Regional Engagement
- Economic Development Coordinator, Marcela Perez attended a joint networking event between Women in Economic Development Dallas Fort Worth and Ladies in Commercial Real Estate, on Friday, October 10, 2025. Placemaking and the future of local communities and the region were key topics, in addition to livability, smart growth, and long-term resilience. Placemaking inspires community leaders to collectively reimagine and reinvent public spaces as the heart of every community.
- Members of the Economic Development team, Duncanville Community and Economic Development Corporation (DCEDC) Board, and the Tax Increment Financing (TIF) Board attended the “Future of Southern Dallas,” a South Dallas Commercial Real Estate event, hosted by The Shops at RedBird. Attendees heard from developers and key players that are leading strategic initiatives to transform Southern and South Dallas.

PARKS
- Crews completed seeding athletic fields at Lions Park, Alexander Park , Harrington Park, & Lakeside Park with perennial ryegrass.
- Staff conducted citywide park inspections, noting repairs needed and maintenance items.
- Crews leveled mulch and removed graffiti from multiple playgrounds.
- Crews power washed graffiti at Lakeside Park large pavilion.
- Crews checked and repaired trail lighting at Armstrong, Waterview, and Lions Parks; identified one outage at Armstrong Park and began procurement for new bulbs at Waterview Park.
- Trimmed trees along the Waterview walking trail and replaced light bulbs where needed.
- Crews performed bed maintenance at D.L. Hopkins Senior Center, Duncanville Recreation Center, entry beds, Kidsville, Rotary, Pyburn, and Penn Springs.
- Crews removed annuals and applied growth regulator and herbicide treatments at various sites.
- Crews removed and replanted hanging baskets along the Main Street Corridor using a new mixed batch of plants from Rolke.
- Staff planted coco liner baskets and concrete planters and completed planting in the Annex pots.
- Crews trimmed shrubs and cleared overgrown vegetation obstructing signage and dedication plaques.
- Staff cleaned signage and serviced equipment, including cleaning the backpack sprayer.

Ready Set Grow
We’re excited to offer a 5-week plant propagation course in collaboration with Cox Farms. Dr. Taylor will lead the class, teaching the scientific principles behind growing plants from seeds, cuttings, and division. The course will also include hands-on, on-site plant propagation experience. It will take place on Tuesdays from 7:15 PM to 8:45 PM, running from October 14 -November 11, 2025.

Street Division
- Crew removed debris and cleared a blockage from the creek flowline behind South Alexander Court to restore proper drainage.
- Crew applied hot mix asphalt over recent utility repairs at Orange Street and Lime Leaf Lane to ensure smooth and safe road surfaces.
- Crew provided cones and barricades to assist Duncanville High School during the football game, supporting traffic control and safety.
- Crew identified and marked three emergency locates on Green Hills Road.
- Crews replaced sidewalks on Teakwood Drive, Winding Trail, and Greenway Drive.
- Arbor Masters, a Street Maintenance tree contractor, removed a large tree obstructing the creek flowline behind Rock Canyon Drive.
- Crew removed a flowline blockage inside the creek behind Greenway Drive.
- Crews assisted with two events on Saturday, October 11, 2025, The Pink Diamonds Cancer Awareness Ride and Operation Clean Duncanville.
Utilities Division
- From October 6-12, 2025, 40,664,470 gallons of water were pumped. The estimated water loss for that week, including main breaks, leaks, and flushed hydrants, was 271,250 gallons.
- Hydromax USA has completed exercising and locating the water distribution valves across the city for the fiscal year 2024-2025. Staff are coordinating with the team to begin work for this new fiscal year.
- Operation Clean Duncanville, our semi-annual clean-up event, was held on Saturday, October 11, 2025. Several staff members from different city departments helped make the event successful. Residents could dispose of bulk trash and brush, recycle electronics, and shred unwanted paper. Five hundred and twenty cars attended the event, and several attendees stopped at multiple stations. Eighty cubic yards of trash were collected. We wait for the total amount of brush collected, shredded paper, and recycled electronics. We look forward to holding another Operation Clean Duncanville event again in Fall 2025.
