Development Review Process

The Development Review process creates an effective and organizational plan to reduce costs to the business community (time), provide better quality reviews, and improve customer service for documenting and measuring performance.

The Development Review Committee (DRC) reviews any zoning change, plat, site plan, or other development applications to provide input and ensure proper implementation of Duncanville's Comprehensive Plan. The committee is comprised of staff from the following departments:

  • Planning
  • Building Inspections
  • Engineering
  • Fire
  • Health
  • Economic Development
  • Utilities
  • Parks and Recreation

The development review process involves any combination of the following processes:

  • Zoning
  • Platting
  • Permitting & inspection (mechanical, electrical, plumbing, signage, construction, foundation, etc.)
  • Storm water management
  • Water and wastewater installation and inspecting
  • Roadway improvement and inspecting
  • Special district reviews (historic)
  • Variances
  • Tree removal permits

To Request a Pre-Development Meeting:

  • Complete the project assessment form and email it to [email protected]. For new development/re-development, a site plan is required to be submitted along with your completed project assessment form. For remodeling of existing sites, a current floor plan, proposed floor plan and site plan are required. Applicants should receive a response regarding a scheduled pre-development meeting within 5-7 days of submitting their completed project assessment form. Applicants may refer to the Development Review Submittal Calendar for a tentative date for their requested pre-development meeting. Please note: the dates listed within the Development Review Submittal Calendar are subject to change based on staff's availability and any approaching holidays, if any.
