Development Review Process
The Development Review process creates an effective and organizational plan to reduce costs to the business community (time), provide better quality reviews, and improve customer service for documenting and measuring performance.
The Development Review Committee (DRC) reviews any zoning change, plat, site plan, or other development applications to provide input and ensure proper implementation of Duncanville's Comprehensive Plan. The committee is comprised of staff from the following departments:
- Planning
- Building Inspections
- Engineering
- Fire
- Health
- Economic Development
- Utilities
- Parks and Recreation
The development review process involves any combination of the following processes:
- Zoning
- Platting
- Permitting & inspection (mechanical, electrical, plumbing, signage, construction, foundation, etc.)
- Storm water management
- Water and wastewater installation and inspecting
- Roadway improvement and inspecting
- Special district reviews (historic)
- Variances
- Tree removal permits

Planning & Zoning Commission
Mission Statement
Our mission is to promote commerce and neighborhood preservation through orderly review, study, and consideration of zoning issues relative to state and local laws; consider zoning requests and make recommendations to the City Council; and review all zoning categories and allowed uses, making recommendations as needed. The Planning and Zoning Commission shall act as an Advisory Board to the City Council on planning and zoning matters.

When are Planning and Zoning Commission meetings?
The Commission meets the second Monday of each month. Agendas for each meeting are posted at City Hall and on the city website. Meetings are open to the public.
