BUILDING INSPECTIONS

- A total of 491 single-family rental properties have been registered to date, and 11 new properties have been registered since the last update.
- 25 inspections have been completed since the previous update; 13 passed, 12 failed, and 0 were canceled. The primary reasons for the failed inspections were the absence of a Grounded/Fault Circuit Interrupter (GFCI) protection, missing carbon monoxide smoke detectors, and improper installation of water heaters.
- A total of 10 single-family Rental Certificates of Occupancy have been reissued for this week of April.
- This week, 33 Building inspections and 4 Health Inspections were conducted.
- The total fees collected were $21,695.00.
- This week, 20 permits were issued.

Duncanville, Texas 2025 Elections & Voting
The slate of offices for the general election includes the council members representing District 1, District 3, District 5, and At-Large. All registered voters in the City of Duncanville will have the opportunity to vote for the At-Large position. Registered voters residing in Districts 1, 3, and 5 will also have an opportunity to vote for their respective candidates.
Voter registration cards may be obtained online and at the Duncanville Public Library. The deadline to register to vote in the May election is April 3, 2025. For more information regarding voter registration, residents may contact the Dallas County Elections Department at (469) 627-VOTE (8683).

Fight the Bite
To prevent the spread of mosquitoes, residents should remove all areas of standing water. Residents should also report all pools that are not well maintained and abandoned homes where mosquitoes are likely to breed to either City of Duncanville Health Services by calling (972) 780-5000 or through the OurDuncanville app, available on the Apple App Store or Google Play Store.
Everyone should continue to protect themselves against the West Nile Virus by using insect repellent containing DEET. Citizens are also encouraged to remain indoors during dawn and dusk when mosquitoes are most active.

- Took part in the Civil Service Commission meeting.
- Attended the Dallas County Fire Chiefs Association meeting in Garland.

- The EM team continued work on the Debris Management Plan update, the Donation Plan creation, and the Annex H update.

- On April 16, 2025, Duncanville Police Administration provided breakfast for dispatchers at Southwest Regional Communications Center (SWRCC) in observance of Telecommunicators Week.
PERSONNEL
- The Duncanville Police Department has 5 openings for sworn personnel.
- There are 6 applicants remaining on the current civil service list.
- 3 applicants passed the oral board interview panel on April 18, 2025.
- Lateral Officer Kathyria Delgado is riding out with patrol this week and will begin in-service training with the two academy graduates on April 22, 2025.
- The 4 officers in field training are progressing and expected to be released from training in May.

Department Updates
- The Economic Development department participated in the Regional Economic Development annual (RED) Summit at the Traphene Hickman Library in Cedar Hill. The event featured a panel discussion by Chris Wallace, CEO of the North Texas Commission, featuring Economic Development Directors from the Best Southwest Partnership, with Victor Barrera as a panelist. The summit also included an Economic Development Showcase highlighting new regional developments. This was an excellent opportunity to learn about regional progress and connect with local leaders!
- The Economic Development department is partnered with CoStar, a commercial real estate information company that provides professionals with comprehensive data on commercial listings available for sale and lease. They offer detailed information about each property and its market, including transaction history, property ownership, and management company contact information. - The Planning and Zoning Department has engaged planning consultants to support and assist during staffing shortages. These consultants will review and advise on planning-related matters as required. The Economic Development staff is responsible for gathering information and facilitating its transfer to the consultants.

- A Town Hall Meeting occurred on August 13, 2024.
- Staff met with the applicant on August 26, 2024. Additional items are required before the applicant can be scheduled for a Planning and Zoning (P&Z) Commission meeting.
- The city emailed the applicant on September 6, 2024. City staff commented that a consulting firm will review traffic impact analysis; however, the firm will be expected to contract with the City of Duncanville after the turn of the fiscal year. To expedite the review, the City staff would be open to agreeing with the applicant to contract a firm to review the traffic impact analysis.
- The applicant submitted a plat application on September 20, 2024. A third party is currently reviewing the plat.
- On October 10, 2024, the applicant submitted a traffic impact analysis from a third-party reviewer to the city.
- On October 22, 2024, there was a meeting between staff and applicants.
- The city agreed to hire a third party to review the project's zoning and engineering.
- The third party met with staff on December 17, 2024, to discuss comments.
- The third-party reviewers met with staff and the applicant on January 14, 2025, to discuss the latest comments.

Street Division
- Crews removed 2 tree branches from the rights-of-way of the North Peach Street/West Cherry Street and Wheatland Road/Santa Fe Trail.
- Crews cleaned one drainage inlet at Willowbrook Drive and Brookwood Drive.
- Crews replaced 11 parking lot concrete stops in the Library/Recreation Center parking lot.
- Crews retrieved a citizen’s keys from the drainage inlet at Center Street and Cedar Ridge Drive.
- Crews poured concrete on North Greenstone Lane and Rita Lane.
- Crews cleaned one drainage headwall on Cliffcrest Boulevard.
- Crews cut and removed tree branches from the drainage flow line behind San Miguel Drive.
- Crews repaired seven potholes at various locations throughout the city.
Utilities Division
- The new SCADA (Supervisory Control and Data Acquisition) system is under construction. There is no water usage report available from April 14, 2025, to April 20, 2025.
- There was an estimated water loss of 151,787 gallons.
Other Construction
Texas Department of Transportation TxDOT is constructing new service roads and ramps from Cockrell Hill Road in Duncanville to Hampton Road in Dallas, including new bridges across US-67. This project also includes construction by TXDOT of a Texas U-Turn at US 67 and Cockrell Hill Road on the southwest side of the bridge, which is projected to be completed by Fall 2024, barring any unforeseen conditions. The entire project is estimated to have a completion date of September 2025.
